What is The Capehauz?
The Capehauz, also known as Lighthauz Phase 2, is a freehold, 52-storey waterfront condominium by EXSIM, a collaborative effort with Majestic Gen, on the Gelugor waterfront of Penang Island beside the Tun Dr Lim Chong Eu Expressway. It has 596 units in three types: Type A (700 sq ft, 1+1 bedrooms, 2 bathrooms) and Types B and C (947 sq ft, 2+1 bedrooms, 2 bathrooms), with podium facilities on Level 9 and sky facilities with a sky pool on Levels 51 and 52.
Is The Capehauz the same as Lighthauz Phase 2?
The Capehauz is EXSIM's waterfront residence next to The Lighthauz on the Gelugor waterfront, and many buyers and agents call it Lighthauz Phase 2. The developer markets it under its own name, The Capehauz, with its own price list, layouts and facilities.
How much is The Capehauz?
Gross selling prices start from RM859,000. Type A (700 sq ft) is RM859,000 to RM1,032,300 gross, or RM755,920 to RM908,424 nett. What unit types and sizes are available?
Three types. Type A is 700 sq ft (65 sq m) with 1+1 bedrooms and 2 bathrooms, in layouts A1, A1a, A2 and A2a plus mirrored versions; A1 and A1a have a balcony, A2 and A2a don't. Types B and C are 947 sq ft (88 sq m) with 2+1 bedrooms and 2 bathrooms; B1, B1a, C1 and C1(m) have a balcony, while B2, B2a, C2 and C2(m) don't.
How many units are there of each type?
596 units in total: 275 Type A units (46.14%), 200 Type B units (33.56%) and 121 Type C units (20.30%).
Is The Capehauz freehold or leasehold?
Freehold.
Which way do the units face, and what are the views?
Units face either northwest, towards George Town, Bukit Dumbar and Jelutong, or southeast, towards the Penang Bridge and Penang Mainland. Ask Joan which stacks face the sea and bridge, and which are still available.
What facilities does The Capehauz have?
Level 1 has the drop-off and grand lobby. Level 9 has the podium facilities: a multipurpose hall, half basketball court, gymnasium, study lounge, kids' playground, BBQ area, urban farm, reflexology walk, therapeutic garden and landscaped gardens. Levels 51 and 52 have the sky facilities: a sky lounge, games room, sky pool, wading pool, jacuzzi, sky deck and shallow pool with seating.
Where is The Capehauz, and how close is the LRT?
On the Gelugor waterfront of Penang Island, beside the Tun Dr Lim Chong Eu Expressway, near Lotus's hypermarket and The Light City. The upcoming Penang Waterfront station (S15) on the LRT Mutiara Line serves the area and connects to The Light City, Penang Waterfront Convention Centre and Lotus's. By car, George Town is about 10 to 15 minutes away, Air Itam about 5 to 10 minutes, and Bayan Lepas FIZ and Penang International Airport about 10 to 15 minutes.
How many car park bays come with each unit?
Type A units come with 1 tandem bay or 2 single bays. Types B and C come with 2 single bays. Parking is on Levels B to 8.
What is included with the purchase?
Two packages are offered. The bare package includes free legal fees on the Sale and Purchase Agreement and on loan documentation and stamping fees, free air-conditioners (3 for Type A, 4 for Types B and C), free bathroom accessories and a free digital lockset. The partially furnished package adds a storage water heater, high and low kitchen cabinets, a master-bedroom wardrobe, kitchen hood and hob, branded microwave and fridge, and a 2-in-1 washer dryer for Type A or a washing machine and dryer for Types B and C.
Can foreigners buy The Capehauz?
The developer's sales kit is aimed at local and international buyers. Foreign purchases in Penang need state approval and are subject to the state's minimum price and other rules, which can change. Ask Joan to check whether the unit you want qualifies before you book.
When will The Capehauz be completed?
